In today's blog we'll discuss what happens after you've done all the research and searching discussed in previous blogs to ensure you'll be working with a great agent. Most of the time, if you've done your research as a home buyer, you'll have a great experience and end up finding the perfect home that you wanted with the help of an excellent agent.

 

Other times, it may not go the way you thought it would and can end up being an unpleasant situation. So what do you do when you realize your agent isn't acting in your best interest or giving you the time of day necessary to find your home? We'll discuss further on how you can know that your agent is doing a good job and what actions to fix the situation if you realize that they aren't.

 

When considering the question of whether or not your agent is doing a good job the answer is pretty simple. Are you satisfied as a client? Do you feel like things are "moving forward" in regards to the home buying process? If you answered no to one or both of these questions then you probably feel like your agent isn't giving you all they can offer. If these questions cannot easily be answered, consider these simpler questions based on facts: Is your agent showing you homes that you like and asked to see? Is your agent asking you questions that give them more detail on what you actually desire in a home? Do you feel like your agent knows or have they asked what your specific needs are when it comes to a home? Does your agent call you back as soon as possible or do you find yourself waiting and waiting to hear back from them? By answering these questions, a home buyer can get a better sense on whether or not they're home buying experience is going smoothly or if changes need to be made to make it better.

 

So what happens when you realize that your agent isn't giving you the great experience you expected when you agreed to work with them? Well, if you are early in the home buying process, then maybe all it takes is giving your agent more facts about you. Tell them what your needs are in a property and explain to them why these things are important for you and your family. If your agent isn't showing you homes that you think match the description you've given then tell them and explain to them why you don't think the property is a good match for you. This way your agent can realize the problems and work on fixing them and finding you better matching properties. If you find that nothing has changed, or if your agent is just not responsive and quick like you would have liked, then consider finding a new agent. If you haven't signed a contract with them then it shouldn't be too hard to part ways and find a better suiting agent for you. If you have signed a contract then you can speak with the agent and see if they'll void the contract since you are dissatisfied. If this proves to be more difficult you can either pay the fee required to break the contract or wait until the contract term ends and find an agent that better suits your needs.
