The big difference is that instead of dealing with the seller's agent, you or your agent would be dealing with the seller themselves. Something to remember is that owners usually sell without a broker in order to save money or receive more money for a property than it's worth.

Because of this, there are a few things that a home buyer should know in order to make the best decisions and not get the short end of the stick in the home buying transaction.

 

An owner of a property may be selling their property unrepresented because they think it is worth more than an agent is willing to list it. Many home buyers fall for this and make the mistake of over paying for because they are unaware of market conditions and are unrepresented by an agent. Another thing that a home buyer should know is that an owner is required to disclose certain information before a deal is closed. A home buyer should make sure they have all these necessary disclosure documents before moving forward. Also, contractual documents that are necessary for the home buying process need to be obtained from a legitimate source, like an agent or attorney, as to protect the home buyer in the transaction

 

Of course, many of the issues above could be easily resolved if a you use a buyer's agent. Many people believe that an agent cannot be used when purchasing a property that is FSBO, but this is untrue. If you find a home that you are interested in and it turns out to be for sale by the owner, just inform your agent and they should be able to contact the owner in order to arrange for you to have a look around. An agent could also help point out homes and properties whose prices are too high for the current market. This way, you can get more for your money and avoid overpaying for a home that isn't worth it. Lastly, when it comes to the contracts that must be written up when you buy, having an agent means they can assist you in making sure all necessary documents are legit and keep your best interests protected.

 

What all this generally boils down to is this: be careful when dealing with properties that are FSBO if you are unrepresented by an agent or broker. Make sure you don't overpay for a property and that you get the necessary inspections to ensure that you aren't purchasing a home with hidden complications. If possible, it is best to hire an agent to assist in the legal aspect of the home buying process, like the contracts that are necessary and disclosure agreements.
