Second showings usually occur once a home buyer has seen several homes and has chosen a couple that they truly like. This can be an important part of the home buying process because it is during this showing that you, as a home buyer, can further inspect a property and evaluate its state and quality. This way you are aware of future complications or costs that may arise if you purchase the given property. Here are some physical aspects of a home that should be evaluated during a second showing.

• The roof: Check the condition of the roof, see if it needs any repairs and ask if it has any leaks when it rains.
• Interior: Check the condition of the interior physical structures like the floor, walls, and ceilings. Look for damages to the above, like cracks or stains.
• Plumbing: Check faucets and showerheads to see if they are working well and ensure they are not leaking. Also flush toilets to make sure they work as well.
• Electrical: Make sure the lights work all over the home. If not, see if it is only the light bulb or a hard to fix electrical issue. Also check the home for exposed electric wires.

 

If you begin to do the above and start to realize that the home you are looking at needs quite a bit of work then you should proceed with caution. Maybe the issues that need to be fixed are easy or affordable. If you are not too keen on the idea of renovating and the associated costs it brings, then perhaps you should give the next home you had in mind more consideration. The point of a second showing is to ensure that the home buyer is aware of what they are getting into if they purchase a home and use this information to help in buying their new home.
